Abstract

A computer-based system assesses whether documents are accurate and sufficient to support various transactions. In one aspect, a document manifest is provided in connection with quality control results and corresponding reports. The document manifest lists documents that are required for a particular transaction. The list may also be associated with document publication pursuant to the transaction. The document publication aspect allows dataset quality control procedures to be associated with documents published for a transaction. This aspect also allows confirmation that the appropriate version of the published set of documents is or was used for the transaction.

21 . A system for confirming that a mortgage loan will be subsequently marketable to an investor in a secondary mortgage market, the system comprising:

physical data storage configured to store a plurality of datasets; and

a computer system in communication with the physical data storage, the computer system comprising computer hardware, the computer system programmed to:

access a first electronic mortgage dataset stored in the physical data storage, said first electronic mortgage data set used to populate a first set of documents and corresponding to a closing;

access a second electronic mortgage dataset stored in the physical data storage, said second electronic mortgage dataset used to populate a second set of documents and corresponding to the closing; and

apply a quality control process to the first electronic mortgage dataset to at least:

verify that the first electronic mortgage dataset is sufficient to populate and accurately provide the first set of documents;

verify that the first electronic mortgage dataset complies with a rule set that applies to determine whether the first electronic mortgage dataset includes elements that support transferring the loan to the investor; and

identify any discrepancies between the first electronic mortgage dataset and the second electronic mortgage dataset.

22 . The system of claim 21 , wherein the first electronic mortgage dataset comprises a lender dataset.

23 . The system of claim 22 , wherein the second electronic mortgage dataset comprises a closing agent dataset.

24 . The system of claim 21 , wherein at least one of the rules of the rule set is provided by the investor.

25 . The system of claim 21 , wherein the first electronic mortgage dataset comprises an XML file.

26 . The system of claim 21 , wherein the first electronic mortgage dataset comprises an electronic document.

27 . The system of claim 21 , wherein the computer system is further configured to provide a report comprising an indication of compliance with the rule set or an indication of one or more items to be completed to obtain compliance with the rule set.

28 . The system of claim 21 , wherein the first electronic mortgage dataset is in a format that complies with a specification published by MISMO.

29 . A non-transitory computer readable storage medium comprising instructions which, when executed by a computer system that includes a data processor and is connected to at least one data repository, perform a method comprising:

accessing, by the computer system through a communication channel, a first electronic mortgage dataset stored in the at least one data repository, said first electronic mortgage dataset used to populate a first set of documents;

accessing, by the computer system through a communication channel, a second electronic mortgage dataset stored in the at least one data repository, second electronic mortgage dataset used to populate a second set of documents; and

applying, by the data processor of the computer system, a quality control process to the first electronic mortgage dataset to at least:

verify that the first electronic mortgage dataset is sufficient to populate and accurately provide the first set of documents;

verify that the first electronic mortgage dataset complies with a rule set that applies to determine whether the first electronic mortgage dataset includes elements that support transferring the loan to an investor; and

identify any discrepancies between the first electronic mortgage dataset and the second electronic mortgage dataset.

30 . The non-transitory computer readable storage medium of claim 29 , wherein the first electronic mortgage dataset comprises a lender dataset.

31 . The non-transitory computer readable storage medium of claim 30 , wherein the second electronic mortgage dataset comprises a closing agent dataset.

32 . The non-transitory computer readable storage medium of claim 29 , wherein at least one of the rules of the rule set is provided by the investor.

33 . The non-transitory computer readable storage medium of claim 29 , wherein the first electronic mortgage dataset comprises an XML file.

34 . The non-transitory computer readable storage medium of claim 29 , wherein the method further comprises providing a report comprising an indication of compliance with the rule set or an indication of one or more items to be completed to obtain compliance with the rule set.

35 . The non-transitory computer readable storage medium of claim 29 , wherein the first electronic mortgage dataset is in a format that complies with a specification published by MISMO.

36 . A computer-implemented method for confirming that a mortgage loan will be subsequently marketable to an investor in a secondary mortgage market, the method comprising:

receiving, by a computer system through a network communication channel, an electronic mortgage dataset that is used to populate a set of documents; and

applying, by a data processor of the computer system, a quality control process to the electronic mortgage dataset to at least:

verify that the electronic mortgage dataset is sufficient to populate and accurately provide the set of documents; and

verify that the electronic mortgage dataset complies with a rule set that applies to determine whether the electronic mortgage dataset includes elements that support transferring the loan to the investor.

37 . The computer-implemented method of claim 36 , wherein the electronic mortgage dataset comprises a lender dataset.

38 . The computer-implemented method of claim 36 , wherein the electronic mortgage dataset comprises an XML file.

39 . The computer-implemented method of claim 36 , wherein the method further comprises providing a report comprising an indication of compliance with the rule set or an indication of one or more items to be completed to obtain compliance with the rule set.

40 . The computer-implemented method of claim 36 , wherein the electronic mortgage dataset is in a format that complies with a specification published by MISMO.
