Abstract

One or more graphical user interfaces (GUIs) and/or a console management, modeling, and analysis system is described. In some embodiments, the GUI and/or management system can be used to analyze investment purchases and/or sales. In some embodiments, users may be allowed to enter data used to produce dynamic models. In some embodiments, data may be aggregated from various users and/or sources to provide adaptive, dynamic models and/or projections.

Claims (151)

1. A system for analyzing one or more real estate deals or investments, the system comprising:

one or more non-transitory storage devices;

one or more processors;

the one or more processors configured to perform operations comprising:

receiving a first request to access a first user account;

wherein the first user account allows access to one or more graphical user interfaces (GUIs);

wherein the one or more graphical user interfaces (GUIs) allow entering, selecting, or uploading one or more documents, the one or more documents comprising first data;

wherein the one or more documents comprises a trailing-3 (T-3), trailing-6 (T-6), trailing-12 (T-12), trailing-24 (T-24), rent roll, operating memorandum (OM), and/or profit & loss (P&L) document;

extracting, parsing, or recognizing one or more values contained in the one or more documents; and

displaying a projection or pro forma model based on, at least in part, the one or more values.

2. A system for analyzing one or more real estate deals or investments, the system comprising:

one or more non-transitory storage devices;

one or more processors;

the one or more processors configured to perform operations comprising:

receiving first data associated with one or more documents uploaded using one or more graphical user interfaces (GUIs), wherein the first data comprises historical data;

wherein the one or more documents comprises a trailing-3 (T-3), trailing-6 (T-6), trailing-12 (T-12), trailing-24 (T-24), rent roll, operating memorandum (OM), and/or profit & loss (P&L) document;

wherein the historical data comprises:

rental income data associated with a first property; and/or

expense data associated with the first property;

extracting, parsing, or recognizing one or more first values associated with the first data;

storing the one or more first values in the one or more non-transitory storage devices; and

displaying a projection or pro forma model based on, at least in part, the one or more values.

3. A system for analyzing one or more real estate deals or investments, the system comprising:

one or more computers and one or more non-transitory storage devices on which are stored instructions that are operable, when executed by the one or more computers, to cause the one or more computers to perform operations comprising:

receiving first data associated with upload of one or more documents;

wherein the one or more documents comprises a trailing-3 (T-3), trailing-6 (T-6), trailing-12 (T-12), trailing-24 (T-24), rent roll, operating memorandum (OM), and/or profit & loss (P&L) document:

wherein the first data comprises historical data;

wherein the historical data comprises:

 rental income data associated with a first property; and/or

 expense data associated with the first property;

extracting, parsing, or recognizing one or more values associated with the one or more documents;

storing the one or more values in the one or more non-transitory storage devices;

creating a projection or pro forma model based on, at least in part, the one or more values; and

displaying the projection or pro forma model.

4. A system for analyzing one or more real estate deals or investments, the system comprising:

one or more non-transitory storage devices;

one or more processors, the one or more processors configured to perform operations comprising:

receiving first data associated with one or more documents uploaded using one or more graphical user interfaces (GUIs), wherein the one or more GUIs allow analyzing one or more real estate investments using the first data:

wherein the one or more documents comprise trailing-12 (T-12), rent roll, offering memorandum (OM), and/or profit and loss (P&L) documents;

extracting, parsing, or recognizing one or more first values associated with the first data;

storing the one or more first values in the one or more non-transitory storage devices;

creating a projection or pro forma model using the one or more first values; and

displaying the projection or pro forma model using the one or more graphical user interfaces (GUIs).

5. A system for analyzing one or more real estate deals or investments, the system comprising:

one or more non-transitory storage devices;

one or more processors;

the system configured to perform operations comprising:

receiving a first request to access a first user account;

wherein the first user account allows access to one or more graphical user interfaces (GUIs);

wherein the one or more graphical user interfaces (GUIs) allow entering, selecting, or uploading one or more documents, the one or more documents comprising first data;

wherein the one or more documents comprises a trailing-3 (T-3), trailing-6 (T-6), trailing-12 (T-12), trailing-24 (T-24), rent roll, operating memorandum (OM), and/or profit & loss (P&L) document;

extracting, parsing, or recognizing one or more values contained in the one or more documents; and

displaying a projection or pro forma model based on, at least in part, the one or more values.

6. The system of claim 5 ,

wherein the one or more documents comprises a trailing-12 (T-12) document.

7. The system of claim 5 ,

wherein the first data comprises historical data;

wherein the historical data comprises:

rental income data associated with a first property; and/or

expense data associated with the first property.

8. The system of claim 7 ,

wherein the first property is a multifamily property.

9. The system of claim 8 ,

wherein each of the one or more documents is in a portable document format (PDF), word processing document format, image document format, or a spreadsheet format.

10. The system of claim 5 ,

wherein each of the one or more documents is in a portable document format (PDF), word processing document format, image document format, or a spreadsheet format.

11. The system of claim 5 ,

wherein the one or more documents comprises a rent roll document.

12. The system of claim 11 ,

wherein each of the one or more documents is in a portable document format (PDF), word processing document format, image document format, or a spreadsheet format.

13. The system of claim 5 ,

wherein the first data comprises historical data;

wherein the historical data comprises:

rental income data associated with a first property; and/or

expense data associated with the first property;

wherein the extracting, parsing, or recognizing one or more values contained in the one or more documents comprises:

extracting, parsing, or recognizing one or more first values associated with the rental income data;

extracting, parsing, or recognizing one or more second values associated with the expense data;

wherein the operations further comprise:

storing the one or more first values in the one or more non-transitory storage devices;

storing the one or more second values in the one or more non-transitory storage devices.

14. The system of claim 5 , the operations further comprising:

receiving historical data from a first user;

wherein the historical data comprises:

rental income data associated with a first property; and/or

expense data associated with the first property;

storing the one or more values in the one or more non-transitory storage devices.

15. The system of claim 14 ,

wherein the first property is a multifamily property.

16. The system of claim 5 , the operations further comprising:

receiving historical data from a first user;

wherein the historical data comprises:

rental income data associated with a first property; and/or

expense data associated with the first property;

wherein the extracting, parsing, or recognizing one or more values contained in the one or more documents comprises:

extracting, parsing, or recognizing one or more first values associated with the rental income data;

extracting, parsing, or recognizing one or more second values associated with the expense data;

wherein the operations further comprise:

storing the one or more first values in the one or more non-transitory storage devices;

storing the one or more second values in the one or more non-transitory storage devices.

17. The system of claim 16 ,

wherein the first property is a multifamily property.

18. The system of claim 5 ,

wherein the one or more documents comprises a trailing-3 (T-3), trailing-6 (T-6), trailing-12 (T-12), or trailing-24 (T-24) document.

19. The system of claim 18 ,

wherein each of the one or more documents is in a portable document format (PDF), word processing document format, image document format, or a spreadsheet format.

20. The system of claim 5 ,

wherein the one or more documents comprises a profit & loss (P&L) document.

21. The system of claim 20 ,

wherein each of the one or more documents is in a portable document format (PDF), word processing document format, image document format, or a spreadsheet format.

22. The system of claim 5 , the operations further comprising:

displaying a first option associated with creating a property, deal, or deal profile;

receiving historical data from a first user;

wherein the historical data comprises:

rental income data associated with a first property; and/or

expense data associated with the first property;

storing the one or more values in the one or more non-transitory storage devices.

23. The system of claim 5 , the operations further comprising:

sharing the projection or pro forma model with a second user.

24. The system of claim 5 , the operations further comprising:

allowing a second user account access to the projection or pro forma model.

25. The system of claim 5 , the operations further comprising:

allowing creation of an offering memorandum (OM).

26. The system of claim 5 , the operations further comprising:

allowing creation of a letter of intent (LOI).

27. The system of claim 5 ,

wherein the extracting, parsing, or recognizing one or more values contained in the one or more documents comprises:

performing an optical character recognition (OCR) process associated with the one or more documents.

28. The system of claim 5 ,

wherein the extracting, parsing, or recognizing one or more values contained in the one or more documents comprises:

identifying tags, metadata, and/or metatags associated with the one or more documents.

29. A system for analyzing one or more real estate deals or investments, the system comprising:

one or more non-transitory storage devices;

one or more processors;

the system configured to perform operations comprising:

receiving first data associated with one or more documents uploaded using one or more graphical user interfaces (GUIs), wherein the first data comprises historical data;

wherein the one or more documents comprises a trailing-3 (T-3), trailing-6 (T-6), trailing-12 (T-12), trailing-24 (T-24), rent roll, operating memorandum (OM), and/or profit & loss (P&L) document;

wherein the historical data comprises:

rental income data associated with a first property; and/or

expense data associated with the first property;

extracting, parsing, or recognizing one or more first values associated with the first data;

storing the one or more first values in the one or more non-transitory storage devices; and

displaying a projection or pro forma model based on, at least in part, the one or more values.

30. The system of claim 29 ,

wherein each of the one or more documents is in a portable document format (PDF), word processing document format, image document format, or a spreadsheet format.

31. The system of claim 29 ,

wherein the first property is a multifamily property.

32. The system of claim 29 ,

wherein the extracting, parsing, or recognizing one or more values contained in the one or more documents comprises:

performing an optical character recognition (OCR) process associated with the one or more documents; and/or

identifying tags, metadata, and/or metatags associated with the one or more documents.
