Abstract

A single unit HVAC system for a unit in a multi-unit building comprises a first heat exchanger thermally connected to a riser stack, a plurality of fan coils, each fan coil comprising a unit heat exchanger and a motor and fan assembly wherein, in operation, the motor and fan assembly delivers air to a location in the unit, and a closed loop fluid flow path extending between the first heat exchanger and the plurality of unit heat exchangers. In operation, the first heat exchanger exchanges heat between the riser stack fluid and the closed loop fluid, each unit heat exchanger exchanges heat between the closed loop fluid and air that is delivered to a different room in the unit.

Claims (39)

1. A multi-unit building HVAC system comprising:

(a) a riser stack; and,

(b) a first single unit HVAC system for a unit in a multi-unit building, the first single unit HVAC system comprising:

i) a first heat exchanger thermally connected to the riser stack;

ii) a first fan coil comprising a first unit heat exchanger and a first motor and fan assembly wherein, in operation, the first motor and fan assembly delivers air to a first location in the unit;

iii) and a second fan coil comprising a second unit heat exchanger and a second motor and fan assembly wherein, in operation, the second motor and fan assembly delivers air to a second location in the unit; and,

iv) a closed loop fluid flow path extending from the first heat exchanger and to each of the first unit heat exchanger and the second unit heat exchanger prior to returning to the first heat exchanger,

wherein, when the closed loop fluid is being circulated in the closed loop fluid flow path and the first and second motor and fan assemblies are in operation, the first heat exchanger exchanges heat between the riser stack fluid and the closed loop fluid, the first unit heat exchanger exchanges heat between the closed loop fluid and air that is delivered to the first location in the unit, and the second unit heat exchanger exchanges heat between the closed loop fluid and air that is delivered to the second location in the unit.

2. The multi-unit building HVAC system of claim 1 wherein a temperature of each location of the unit is individually controllable.

The multi-unit building HVAC system of claim 1 wherein the first single unit HVAC system further comprises a first temperature sensor provided in the first location of the unit and a second temperature sensor provided in the second location of the unit, the first sensor is operable to adjust the temperature of the first location of the unit and the second sensor is operable to adjust the temperature of the second location of the unit.

The multi-unit building HVAC system of claim 3 wherein the first sensor is operable to adjust an amount of air provided by the first motor and fan assembly to the first location of the unit, and the second sensor is operable to adjust an amount of air provided by the second motor and fan assembly to the second location of the unit.

5. The multi-unit building HVAC system of claim 1 wherein the first single unit HVAC system further comprises a temperature sensor and a flow rate of fluid in the closed loop fluid flow path is adjustable based on a signal from the temperature sensor.

6. The multi-unit building HVAC system of claim 1 wherein the first single unit HVAC system further comprises a valve which is operable to adjust a flow of fluid in the closed loop fluid flow path.

7. The multi-unit building HVAC system of claim 1 wherein the unit has a first room having the first fan coil and a second room having the second fan coil and, the closed loop fluid flow path extends sequentially through the first unit heat exchanger and the second unit heat exchanger.

The multi-unit building HVAC system of claim 1 wherein the closed loop fluid flow path is adjustable between a first operating mode in which the closed loop fluid flows at a first rate through the first unit heat exchanger and the closed loop fluid flows at a second rate through the second unit heat exchanger and a second operating mode in which the rate of fluid flowing through the second unit heat exchanger is adjusted while the rate of fluid flowing through the first unit heat exchange remains constant.

9. The multi-unit building HVAC system of claim 8 wherein the closed loop fluid flow path further comprises a valve that is operable to reduce or terminate flow of the closed loop fluid through the first unit heat exchange.

10. A multi-unit building HVAC system comprising:

(a) a riser stack; and,

(b) a first single unit HVAC system for a unit in a multi-unit building, the first single unit HVAC system comprising:

i) a first heat exchanger thermally connected to the riser stack;

ii) a first fan coil comprising a first unit heat exchanger and a first motor and fan assembly wherein, in operation, the first motor and fan assembly delivers air to a first location in the unit;

iii) and a second fan coil comprising a second unit heat exchanger and a second motor and fan assembly wherein, in operation, the second motor and fan assembly delivers air to a second location in the unit; and,

iv) a closed loop fluid flow path extending between the first heat exchanger the first fan coil and the second fan coil, wherein the closed loop fluid flow path is connected in series with the first and second fan coils.

11. A multi-unit building HVAC system comprising:

(a) a riser stack; and,

(b) a first single unit HVAC system for a unit in a multi-unit building, the first single unit HVAC system comprising:

i) a first heat exchanger thermally connected to the riser stack;

ii) a first fan coil comprising a first unit heat exchanger and a second fan coil comprising a second unit heat exchanger; and,

iii) a closed loop fluid flow path extending from the first heat exchanger and to each of the first unit heat exchanger and the second unit heat exchanger prior to returning to the first heat exchanger,

wherein, in operation, the first heat exchanger exchanges heat between a riser stack fluid in the riser stack and a closed loop fluid in the closed loop fluid flow path, and each of the fan coils is operable to modulate a temperature of a portion of the unit.

12. The multi-unit building HVAC system of claim 11 wherein the closed loop fluid flow path is connected in series with the first and second fan coils.

13. The multi-unit building HVAC system of claim 11 wherein a temperature of each portion of the unit is individually controllable.

The multi-unit building HVAC system of claim 11 wherein the first single unit HVAC system further comprises a first temperature sensor provided in a first portion of the unit and a second temperature sensor provided in a second portion of the unit, the first sensor is operable to adjust the temperature of the first portion of the unit and the second sensor is operable to adjust the temperature of the second portion of the unit.

The multi-unit building HVAC system of claim 14 wherein each of the fan coils further comprises a motor and fan assembly, the first sensor is operable to adjust an amount of air provided by the motor and fan assembly of the first fan coil to the first portion of the unit, and the second sensor is operable to adjust an amount of air provided by the motor and fan assembly of the second fan coil to the second portion of the unit.

16. The multi-unit building HVAC system of claim 11 wherein the first single unit HVAC system further comprises a temperature sensor and a flow rate of fluid in the closed loop fluid flow path is adjustable based on a signal from the temperature sensor.

17. The multi-unit building HVAC system of claim 11 wherein the first single unit HVAC system further comprises a valve which is operable to adjust a flow of fluid in the closed loop fluid flow path.

18. The multi-unit building HVAC system of claim 11 wherein the unit has a first room having the first fan coil and a second room having the second fan coil and, the closed loop fluid flow path extends sequentially through the first unit heat exchanger and the second unit heat exchanger.

The multi-unit building HVAC system of claim 11 wherein the closed loop fluid flow path is adjustable between a first operating mode in which the closed loop fluid flows at a first rate through the first unit heat exchanger and the closed loop fluid flows at a second rate through the second unit heat exchanger and a second operating mode in which the rate of fluid flowing through the second unit heat exchanger is adjusted while the rate of fluid flowing through the first unit heat exchange remains constant.

20. The multi-unit building HVAC system of claim 19 wherein the closed loop fluid flow path further comprises a valve that is operable to reduce or terminate flow of the closed loop fluid through the first unit heat exchange.
