Abstract

Methods and systems for automatically mitigating risks of water damage to a property caused by insurance-related events are provided. A smart home controller and/or insurance provider remote processor may analyze data received from a smart device disposed on, within, or proximate to a property associated with monitoring water flow, as well as data received from an insurance provider. If it is determined that an actual or potential risk of water leakage exists, the smart home controller or remote processor may automatically issue commands to the smart device to take actions that mitigate the risk of water damage. The smart home controller may transmit information about the actual or potential water leakage risks and any mitigative actions to an insurance provider. The insurance provider remote processor may interpret the transmitted data and perform insurance activities, such as providing a discount or premium, and/or adjusting an insurance policy associated with the property.

Claims (51)

1. A computer-implemented method for limiting water damage to a property, comprising:

receiving, via a communication module, an indication that a water-related event may impact the property, comprising an indication of a weather event forecast to result in a volume of water being deposited on the property;

determining, by one or more processors, whether de-watering equipment disposed on the property is capable of handling a predicted increased water flow due to the water-related event by operation during the water-related event based upon a maximum volume of water the de-watering equipment is capable of handling during a time interval, wherein the maximum volume of water the de-watering equipment is capable of handling is estimated based upon prior operation of the de-watering equipment on the property;

determining, by the one or more processors, an action to prevent or mitigate the water-related event, the action including an activation of the de-watering equipment disposed on the property prior to occurrence of the weather event;

automatically and in response to the indication that the water-related event may impact the property, transmitting, via the communication module, an instruction that, when executed, activates the de-watering equipment to perform the action prior to occurrence of the weather event; and

communicating, to a mobile device or other computing device of an individual associated with the property via the communication module, an indication of the water-related event.

2. The computer-implemented method of claim 1 , further comprising receiving, from the de-watering equipment via the communication module, a confirmation that the action has been performed.

3. The computer-implemented method of claim 1 , wherein determining whether the de-watering equipment is capable of handling the predicted increased water flow includes:

retrieving, by the one or more processors, data from an archival database; and

analyzing, by the one or more processors, the data from the archival database.

4. The computer-implemented method of claim 1 , further comprising transmitting, to an insurance provider associated with the property via the communication module, an indication of the water-related event.

The computer-implemented method of claim 1 , wherein determining whether the de-watering equipment is capable of handling the predicted increased water flow due to the water-related event comprises to (i) determine the maximum volume of water the de-watering equipment is capable of handling during the time interval based upon operating data regarding past operation of the de-watering equipment and (ii) determine whether the volume of water forecast to be deposited on the property exceeds the maximum volume of water the de-watering equipment is capable of handling during the time interval.

6. The computer-implemented method of claim 1 , further comprising:

transmitting, via the communication module, a second instruction that, when executed, causes a system to shut off a valve to a water supply at the property.

7. A non-transitory storage medium storing computer-readable instructions for limiting water damage to a property that, when executed by one or more processors, cause a system to:

receive, via a communication module, an indication that a water-related event may impact the property, comprising an indication of a weather event forecast to result in a volume of water being deposited on the property;

determine whether de-watering equipment disposed on the property is capable of handling a predicted increased water flow due to the water-related event by operation during the water-related event based upon a maximum volume of water the de-watering equipment is capable of handling during a time interval, wherein the maximum volume of water the de-watering equipment is capable of handling is estimated based upon prior operation of the de-watering equipment on the property;

determine an action to prevent or mitigate the water-related event, the action including an activation of the de-watering equipment disposed on the property prior to occurrence of the weather event;

automatically and in response to the indication that the water-related event may impact the property, transmit, via the communication module, an instruction that, when executed, activates the de-watering equipment to perform the action prior to occurrence of the weather event; and

communicate, to a mobile device or other computing device of an individual associated with the property via the communication module, an indication of the water-related event.

8. The non-transitory storage medium of claim 7 , wherein the computer-readable instructions, when executed by one or more processors, cause the system to receive, from the de-watering equipment via the communication module, a confirmation that the action has been performed.

9. The non-transitory storage medium of claim 7 , wherein the computer-readable instructions, when executed by the one or more processors, cause the system to determine whether the de-watering equipment is capable of handling the predicted increased water flow by:

retrieving data from an archival database; and

analyzing the data from the archival database.

10. The non-transitory storage medium of claim 7 , wherein the computer-readable instructions, when executed by the one or more processors, cause the system to transmit, to an insurance provider associated with the property via the communication module, an indication of the water-related event.

The non-transitory storage medium of claim 7 , wherein the computer-readable instructions that cause the system to determine whether the de-watering equipment is capable of handling the predicted increased water flow due to the water-related event cause the system to (i) determine the maximum volume of water the de-watering equipment is capable of handling during the time interval based upon operating data regarding past operation of the de-watering equipment and (ii) determine whether the volume of water forecast to be deposited on the property exceeds the maximum volume of water the de-watering equipment is capable of handling during the time interval.

12. The non-transitory storage medium of claim 7 , wherein the computer-readable instructions, when executed by the one or more processors, cause the system to shut off a valve to a water supply at the property by transmitting, via the communication module, a second instruction.

13. A system for limiting water damage to a property, the system comprising:

a communication module configured to communicate data;

one or more processors; and

a non-transitory storage medium configured to store computer-executable instructions that, when executed by the one or more processors, cause the system to:

receive, via the communication module, an indication that a water-related event may impact the property, comprising an indication of a weather event forecast to result in a volume of water being deposited on the property;

determine whether de-watering equipment disposed on the property is capable of handling a predicted increased water flow due to the water-related event by operation during the water-related event based upon a maximum volume of water the de-watering equipment is capable of handling during a time interval, wherein the maximum volume of water the de-watering equipment is capable of handling is estimated based upon prior operation of the de-watering equipment on the property;

determine an action to prevent or mitigate the water-related event, the action including an activation of the de-watering equipment disposed on the property prior to occurrence of the weather event;

automatically and in response to the indication that the water-related event may impact the property, transmit, via the communication module, an instruction that, when executed, activates the de-watering equipment to perform the action prior to occurrence of the weather event; and

communicate, to a mobile device or other computing device of an individual associated with the property via the communication module, an indication of the water-related event.

14. The system of claim 13 , wherein the computer-executable instructions, when executed by one or more processors, cause the system to receive, from the de-watering equipment via the communication module, a confirmation that the action has been performed.

15. The system of claim 13 , wherein the computer-executable instructions, when executed by the one or more processors, cause the system to determine whether the de-watering equipment is capable of handling the predicted increased water flow by:

retrieving data from an archival database; and

analyzing the data from the archival database.

16. The system of claim 15 , wherein the computer-executable instructions, when executed by the one or more processors, cause the system to determine whether the de-watering equipment is capable of handling the predicted increased water flow by:

receiving, via the communication module, operating data related to the de-watering equipment; and

determining, based upon the operating data, whether the de-watering equipment is predicted to fail.

17. The system of claim 16 , wherein

analyzing the data from the archival database comprises generating a baseline model based upon the data from the archival database; and

determining whether the de-watering equipment is predicted to fails comprises:

calculating a variance between the operating data and corresponding output values of the baseline model; and

determining the de-watering equipment is predicted to fail based upon the variance between the operating data and the corresponding output values of the baseline model.

18. The system of claim 13 , wherein the computer-executable instructions, when executed by the one or more processors, cause the system to transmit, to an insurance provider associated with the property via the communication module, an indication of the water-related event.

The system of claim 13 , wherein the computer-executable instructions that cause the system to determine whether the de-watering equipment is capable of handling the predicted increased water flow due to the water-related event cause the system to (i) determine the maximum volume of water the de-watering equipment is capable of handling during the time interval based upon operating data regarding past operation of the de-watering equipment and (ii) determine whether the volume of water forecast to be deposited on the property exceeds the maximum volume of water the de-watering equipment is capable of handling during the time interval.

20. The system of claim 13 , wherein the computer-executable instructions, when executed by the one or more processors, cause the system to shut off a valve to a water supply at the property by transmitting, via the communication module, a second instruction.
